T&Cs (the boring bit!)
Pet Policy

We welcome up to 2 dogs, free of charge. Bearing that in mind we ask your co-operation with the following:
- Please try to keep pets off the beds and sofa, or please bring adequate throws/blankets/sheets to cover things up.
- As the owner, please take responsibility for the additional cleaning and sweeping that may result at the end of your stay. i.e. fouling, chewing and especially moulting!
- The working dogs from the farm can be quite nosey and sometimes roam up here, so please ensure that your dog is kept under control.
- Please keep dogs on leads at all times, especially during the lambing season.
- If you wish to wash your dog there are hosepipes around the car parking areas.
- Please DO NOT wash your dog in the bath , as this is acrylic and will scratch.
- There is a small dustbin provided for “doggy waste” bags.
We provide adequate cleaning equipment to enable you to clean up after your pets’ stay and leave the cottage as you found it.
Your co-operation will ensure that we can continue to allow guests to bring dogs without an additional charge.

Arrival and Departure times

Your accommodation will be ready for you after 4pm on the first day of your stay, and we ask you to depart by 10am on the last day of your stay.
If your property is ready earlier than 4pm, we will contact you via text or email to let you know.
Cleaning
Please leave the property in a clean and tidy condition, e.g. returning items to their appropriate places, removing food items and recycling into the relevant bins provided.
A condition of your booking is that you agree to do this.
What is included
Towels, tea towels and bed linen are provided.
Smokeless coal provided, logs are an additional cost.
Smart T.V. provided and free WiFi.
Initial supply of household basics provided.
If you are short of anything then please come and ask.

Liability
The tenants agree that neither the owners nor any person in their employ will be liable to any member of their party for any loss, damage, sickness or injury, including baggage, car and contents, howsoever caused, which may be sustained by the tenants or any member of their party, or any person whom the tenants may have invited into the accommodation and grounds of the property during the holiday period.
Breakages, Loss and Damage
We all know accidents happen! But please let us know either during your stay or on departure of anything we need to replace or repair.
Smoking
As a courtesy to other visitors all areas of our properties are non-smoking!
Smokers are welcome to smoke outside but please discard your butts thoughtfully!
Access

The owner shall be allowed access to the property at any reasonable time for any essential maintenance. Wherever possible this would be by prior arrangement.
Insurance
Holiday cancellation insurance is recommended and is available from many insurance companies.It would be advisable to check that it also covers cancellation due to bad weather although it’s very very rare that we can’t get in or out of Woodend.If you choose not to take out holiday protection insurance, we cannot accept responsibility for any loss.
Cancellation
Should you need to cancel your holiday, please inform us as soon as possible.
Provided we receive notification before the balance of rental is due, then only your deposit will be forfeited.
However after this date you will be liable to pay the total cost of your booking.
We will do our best to re-let and if successful we will refund your balance.
Complaints

If you have an issues with any aspects of your stay, they can usually be rectified immediately and certainly within a short period of time.
However, it is imperative that you report the problem during your stay.
We will not consider any requests for reductions/refunds unless either:
a) you have made an attempt to contact the appropriate person whilst you are at Woodend and report the problem. (Details are given in the welcome folder),
b) we fail to rectify a problem within a “reasonable” amount of time during your stay.
If the problem is outside of the owners control, a “reasonable” amount of time is taken to be 24 hours.
Occupancy
The Buttery is offered on the understanding that the number of people that you have booked for will be accommodated and that no more than 2 people (plus a baby) will use the property.

Privacy Policy

We respect your right to privacy and are committed to protecting you. No personal information is displayed online, in unsecured areas or accessible to the public. Neither do we sell or rent our customer information to any outside parties.
WHAT WE COLLECT
During the booking process we may collect the following information:
- Contact information i.e. name, address, email, telephone numbers
- Party information i.e. numbers of adults, children, pets etc
- Debit or credit card details (which we do not store on our systems)
- Demographic information on how you found our website
- Other information relevant to your enquiry or booking
All customer information is used solely for processing bookings.
What we do with the information we gather
We use email as our primary mechanism for communicating with you about your booking and to communicate with you following your stay.
We may require further information to understand your needs & provide you with a better and more relevant experience, such as:
- Internal record keeping and monitoring payments,
- Authorised payment through debit or credit card,
- In the unlikely event of a problem with your booking we will communicate this to you via e-mail or the telephone,
- We may use the information to improve our products and services,
- We may periodically send emails about products, special offers or other information which we think you may find interesting using the email address which you have provided,
- We use Google Analytics to analyse some aspects of our website and in doing this we share certain non-personal usage data with Google. This shared usage data does not identify you individually and is maintained in accordance with the Google Privacy Policy.
Security
We are committed to ensuring that your information is secure and to prevent unauthorised access or disclosure we have put in place suitable physical and electronic safeguards
Links to other websites
Our website may contain links to other websites of interest. However, once you have used these links to leave our site, you should note that we do not have any control over that other website. Therefore, we cannot be responsible for the protection and privacy of any information which you provide whilst visiting such sites and such sites are not governed by this privacy statement.
Controlling your personal information
We will not sell, distribute or lease your personal information to third parties unless we are required by law to do so.
If you believe that any information we are holding on you is incorrect or incomplete, then please contact us and we will promptly correct it.
You may request details of personal information which we hold about you under the Data Protection Act 1998.
